Energy Performance Certificate (EPC) for Domestic Property

 

 

 

The Domestic EPC informs the potential buyer or tenant  about the energy performance of the property which they may take into account  when considering the purchasing or renting.

 

EPCs have been  required as part of a Home Information Pack (HIP) for marketed properties for sale since 2007.The EPC is valid for 3 years.

 

If the property is for rent then an individual EPC is required ( not a HIP) since October 2008. The landlord is obliged  to provide potential tenants with a copy of the EPC and is valid for 10 years

 

• · Identifies possible energy efficiency  improvements which may help to reduce running costs.

  · May be used to understand any future investment requirements.
